With over 17 years of experience and as a BCIN qualified Designer I have the expertise to deliver exceptional results. My focus on practicality and creativity ensures that I create designs that are both timeless and functional. As a small firm I specialize in residential design. With Concentration on one discipline, it allows me to devote my time to one-on-one experience with clients. What's A BCIN?

The Building Code Identification Number is given to an individual who is pursuing the exams required to design construction plans, inspect buildings, or become a building official in Ontario. The exams are used to verify that person looking to practice has a clear understanding of the Ontario building code and laws. A person does not become qualified unless they pass both a legal component and a building component of a desired focus and registers with the Ministry of Affairs and Housing. This process was established when Bill 124 came into effect in 2006 to regulate design and building professionals and ensure a level of safety to the public. A person who has an individual BCIN number still is not be able to permit your plans but can work for a registered firm. For an individual to submit plans to the municipalities the qualified designer will also be required to register as a firm, which will assign a second BCIN number for the firm. This is done to verify the business is carrying the correct insurance to practice. When choosing a designer, it is important to check not only that they have the correct qualifications and insurance to complete your project but also the experience in the industry.
Building Code and Zoning Compliant?
Not sure where to begin your design process? The best place to start would be at you municipal building department. The building departments will be able to guide you on what is and isn't permitted on your property. Making sure your plans are built to the most current building code is not the only requirement needed to ensure your plans are complaint. There are also By-law, zoning, conservation, regional, heritage and more requirements that may need to be satisfied. If the process seems daunting and you are unsure of the steps to take your not alone and I can help to obtain the needed information and/or guide in what to ask for.
